BAH Tips for Homebuyers

  • BAH is tax-free income, which increases your effective buying power significantly.
  • BAH rates are set annually based on local rental markets and your pay grade/family status.
  • If you buy a home, your mortgage payment should ideally be at or below your BAH amount.
  • BAH continues even if you live in a home you own — you keep the difference between your mortgage and BAH.
  • Dual-military families receive BAH at the higher rate plus a partial BAH for the second service member.

Tips for Dual-Military Families

Dual-military families face unique PCS challenges. When both partners receive orders, coordinating assignments to the same location or managing geographic separation requires careful planning.

Dual-Military BAH: When both spouses are in the military, the higher-ranking member receives full BAH with dependents. The lower-ranking member receives BAH at the "without dependents" rate.
Joint domicile: Request assignment to the same duty station through the Joint Domicile process. Start this early — it can take 12-18 months to coordinate.
Family Separation: If you're geographically separated, both service members may receive BAH at the with-dependents rate for their respective locations.
Home buying strategy: If one partner will remain at the current duty station, buying a home at the new location while renting out the current home is a common strategy.
