There's a moment at every closing that most people never see — the moment a veteran realizes that the home in front of them, the keys in their hand, the roof over their family's head... it's real. It's theirs. Andrew Villegas had that moment in Canyon Country, and I was honored to be standing right there with him.
A Veteran Who Served During the Cold War
Andrew Villegas is a U.S. Army veteran who served our country during the Cold War era — a period of quiet, steady vigilance that doesn't always get the recognition it deserves. Like so many veterans, Andrew carried that same discipline and dedication into civilian life. He worked hard, provided for his family, and dreamed of one thing that always seemed just out of reach: owning a home.
For years, Andrew rented. He watched home prices climb in Southern California and wondered if homeownership would ever be realistic for his family. What he didn't realize was that the benefit he'd earned through his Army service — the VA home loan — was designed specifically to make this dream possible.
The VA Loan: No Down Payment, No Barriers
When Andrew first reached out to me, he was skeptical. He'd heard the same myths so many veterans hear: "You need 20% down." "VA loans take forever." "Sellers don't want VA buyers." None of that is true, and I told him so — not as a sales pitch, but as a fellow Army veteran who had used the VA loan myself.
The VA loan is one of the most powerful benefits a veteran has. It requires zero down payment. There's no private mortgage insurance. Interest rates are competitive. And for veterans like Andrew — who had served honorably and earned their Certificate of Eligibility — it opened a door that he thought was closed.
VA Loan Highlights
- Zero down payment — no saving for years to scrape together a deposit
- No PMI — saving hundreds every month compared to conventional loans
- Competitive rates — backed by the Department of Veterans Affairs
- Reusable benefit — use it again and again throughout your lifetime
Finding the Right Home in Canyon Country
Once Andrew had his VA loan pre-approval in hand — working with Robert Carrubba at Movement Mortgage, who understood the VA process inside and out — we hit the ground running. Andrew wanted a home in Canyon Country, close to schools and community, where his kids could put down roots.
Canyon Country has always been one of my favorite areas for veteran families. The neighborhoods are established, the schools are solid, and the community has that small-town feel even though you're just minutes from everything Southern California offers. It didn't take long before we found the right house — and when Andrew walked through the front door, I could see it in his eyes. This was the one.
Homes for Heroes: Giving Back at Closing
One of the things I'm most proud of is being part of the Homes for Heroes program. It's a national initiative that gives back to heroes — veterans, teachers, firefighters, law enforcement, and other service professionals — through rebates and discounts when they buy or sell a home.
At Andrew's closing, I presented him with a $2,668 Homes for Heroes rebate check. That's real money back in a veteran's pocket — money that helped his family settle into their new home, furnish a room for the kids, or just breathe a little easier after the closing process. It was one of those moments that reminds me exactly why I do this work.
"I wanted to do something special for Andrew and his family. When I presented him with that check, the look on his face said it all — this wasn't just a real estate transaction. This was a family getting the home they deserved."

It was an honor to have this story shared publicly — not for the recognition, but because I knew it might inspire another veteran to take that first step. If Andrew's story could show one more family that homeownership is within reach, then every bit of the attention was worth it.
Why This Work Matters to Me
I'm not going to sugarcoat this: I take every veteran homebuyer personally. When Andrew called me, I didn't see a client — I saw a fellow soldier. Someone who wore the same uniform I did. Someone who raised his right hand and swore the same oath. And I knew that if I could help him get into a home, it wouldn't just change his life — it would change his family's trajectory for generations.
Homeownership is the foundation of generational wealth in this country. And veterans — who have already sacrificed so much — deserve every opportunity to build that foundation. That's why I do this. Not because it's my job, but because it's my mission.
Andrew's story isn't unique in the sense that it can't happen again. It happens all the time — veterans who thought they couldn't afford a home discovering that the VA loan makes it possible. But it is unique because it's his story. His family. His home. His victory.
Every time I see a veteran get those keys for the first time, I'm reminded of why I became a REALTOR in the first place: because service doesn't end when you take off the uniform. It just changes form.
Your Homecoming Story Starts Here
If you're a veteran or active-duty service member dreaming of homeownership, let me show you what's possible. I've been where you are. I've used the VA loan myself. I've walked through the process with hundreds of veterans and families across Southern California. And I'll be honest with you — about the process, the costs, the timeline, and whether it's the right move for you.
No pressure. No gimmicks. Just a fellow veteran who wants to help you find your way home.
